How Rebates Work
Commission rebate for new construction homes and condos
Builders offer commissions to real estate companies from 2% up to 4% and sometimes more. In Florida it is legal for a real estate company to rebate a commission as long as all parties involved are notified of the rebate. For homes under $1 million we will rebate 80% of our commission and for homes $1 million and up we will rebate 90%. It's very important that you don't register without informing the builder's agent you were sent by Finkel Brokers. If you do register without informing them, we will not be able to help you.
Why should you want a rebate from us?
Our rebates will save you a significant amount of money that will help you when getting started with a new home or condo. For example, if you are buying a new construction home for $600,000 and the commission is 3% ($18,000), you will receive the 80% rebate at the time of closing on the property, which amounts to $14,400 in savings. This rebate can be received as a check from the closing agent or it can be applied as a credit to your closing fee.
The process
When you visit a new construction project, let the builder's agent know you were sent by Finkel Brokers and present the broker's information (below). In some cases the builder wants the broker to be at the first meeting. If this is the case please call us and we will attend. At the closing we will let the closing agent know that a portion of our commission will be credited to you, the buyer. You can receive a check at the closing or you can have the closing agent apply the money to your down payment, it is your choice.

Commission rebates for commercial real estate
If you are buying commercial property such as shopping plazas, office buildings, hotels, motels, vacant land etc, we will write the contract and negotiate the price with the sellers Broker and rebate 70%* of our commission at the closing.
* There are no rebates on existing Finkel Brokers listings
